Real estate marketing is how developers, sales offices and property managers communicate in a way that guides buyers and tenants from their first contact with a residential or commercial development to a reservation agreement or lease. We handle it from pre-sales to the last unit sold: strategy and branding for the development, a website with prices and an interactive unit search, Google Ads and Meta Ads campaigns, social media, and automated lead handling. We also design offline materials, from scale models to branded construction fencing.
An apartment, an office or a retail unit is a long-term decision, so clients compare offers for weeks and keep coming back to them. We’re a creative agency based in Wrocław and Warsaw. Our real estate marketing is run by a specialist team that has worked with leading developers for years. We prepare renders and content to show what will actually be built.

MARKET & CHALLENGES

What you’re up against in real estate

In the same neighborhood, publicly listed developers, regional companies and single-project investors all compete for buyers. Buyers compare prices, floor plans and locations on property portals and development websites, work out their mortgage payments and only then visit the sales office. In some large cities, apartment supply is at a record high, so buyers have plenty of choice and developers compete on price, build quality and the development’s brand. In commercial real estate, tenants take longer to decide and negotiate terms with the owner or property manager, often through a broker.

Competitors next door

Several developments in the same area target the same buyer. On a property portal, your listing is just another thumbnail with a render and a price per m².

Months to decide

Buyers wait for the bank’s mortgage decision and look at other developments in the meantime. You have to stay in touch with them until the contract is signed.

Leads wait too long

A form inquiry sent on Friday evening reaches a sales rep on Monday. By then, the buyer may already be booking appointments with your competitors.

Several buyer groups

A family, a rental investor, a senior and a company looking for an office all buy for different reasons. One message for everyone reaches no one.

Trust in the developer

Before paying any money, buyers check the developer’s past projects, reviews, forums and completion dates. If they can’t find this information online, it raises concerns.

Vacant commercial units

Every month without a tenant is a cost for the building’s owner and manager. Tenants search online for offices and commercial space and compare them with other buildings.
WHAT’S DIFFERENT

How real estate marketing differs

Five ways it differs from marketing in other industries:
01
Pre-construction sales.
You often sell a unit that doesn’t exist yet. Renders, the neighborhood and construction progress stand in for a visit to the apartment.
02
A development is a brand.
Each project has its own name, key visual and target audience, and it also builds the developer’s brand.
03
Communication in stages.
You speak differently in pre-sales, during construction and at handover. The message and budget change with each stage.
04
Location is the product.
Buyers are paying for the area: transport links, green space, schools and lifestyle. That’s often a stronger argument than floor area.
05
The whole funnel counts.
Leads mean nothing if the sales office doesn’t book meetings with them. You measure the path from click to contract.
That’s why we start with the goal: how many units you want to sell or lease, by when, and to whom.

FAQ

Common questions about real estate marketing

How do you advertise a property development effectively?
Start with the development’s point of difference and its target audience, and only then choose your channels. Effective development advertising combines a recognizable key visual, a website with prices and a unit search, Google Ads and Meta Ads campaigns, a presence on property portals and lead handling. Also show the developer’s track record: past developments, their completion dates and current construction progress.
When should you start marketing a residential development?
Ideally a few months before sales launch. During that time, the strategy, key visual and development website take shape, and campaigns build a list of prospects who get to see the offer first. That way, on launch day the sales office doesn’t start from scratch but with a list of contacts. For Mogilska 31, we’ve been running the communication from the very start, before sales opened, and the building won’t be ready until 2028.
How much does developer marketing cost?
The budget depends on the number of units, the location, nearby competition and the sales pace you’re aiming for. It’s made up of one-off work (strategy, branding, the website and sales materials), ongoing campaign and social media management, and the media budget, which goes directly to Google and Meta. We prepare a quote for the specific development, starting from your target customer acquisition cost.
How do you generate leads for apartment sales?
Most leads come from Google Ads campaigns targeting apartment searches in your area, Meta Ads campaigns with renders and video, and property portals. But the website decides the outcome: if buyers quickly find a unit, its price and floor plan, they’ll leave their contact details. After that, what matters is how quickly the sales office calls back and books a meeting.
Do developers in Poland have to post apartment prices online?
Yes. Article 19a of Poland’s Developer Act has applied since July 11, 2025, and developments whose sales started earlier had to comply by September 11, 2025. The developer runs its own website with the price and price per m² of every apartment and house on offer, the prices of ancillary rooms and other fees, updates them with the date of each change and keeps the history. It must include the address of this website in ads and listings, and once a day it sends the data to the Minister of Digital Affairs, who publishes it on dane.gov.pl.
How quickly does real estate marketing show results?
The first leads from Google Ads and Meta Ads usually come in during the first few days of a campaign, and over the following months we refine the creatives and audiences: for Mogilska 31, from January to June 2026, May brought the most leads from both channels combined. The development’s brand and the list of prospects grow more slowly, over the entire sales period. A lead alone isn’t a result yet, so every month we also report meetings and reservations from each channel.
Do you promote commercial units and offices for rent?
Yes, we have projects like this in our portfolio. We run Google Ads and Meta Ads campaigns aimed at people looking to rent in a specific location. Leads go straight to the person who handles the negotiations: the agent, owner or building manager.
